Buying a Home

The right down payment depends on your loan type, credit, budget, and goals. Many buyers do not need 20% down; some loan programs allow qualified buyers to put down as little as 3%, while other programs have different requirements. Before you start touring homes, talk with a lender about your options, estimated monthly payment, closing costs, and the cash you want to keep in reserve. I can help you connect the financing conversation to a realistic home search.

A pre-approval is the best place to start. It helps you understand a comfortable price range, strengthens your position when you are ready to make an offer, and allows me to focus your search on homes that genuinely fit your budget. A lender will review your financial information and explain what documentation is needed.

A buyer representation agreement explains how I will represent you, what services I will provide, how long the agreement lasts, and how compensation will work. If you choose me to represent you, a written agreement is required before touring homes together. The services, length, and compensation are negotiable, so you should ask questions and only sign an agreement you understand and are comfortable with. You do not need an agreement simply to attend an open house on your own or ask me questions about my services.

Selling a Home

Your home’s value is based on what a ready, willing buyer is likely to pay in the current market—not simply on an online estimate or a neighbor’s sale price. I’ll look at recent comparable sales, active competition, location, condition, updates, lot features, buyer demand, and your timing. The result is a pricing strategy designed to attract the right attention without leaving value on the table.
